Tract 10440

The Tract number 10440 subdivision map was filed on March 29, 1929. It laid out 49 lots for houses, extended Exposition Boulevard (today’s Northvale Road), and added an alley.

Ultimately, houses were erected only on lots 1-20, after lots 21-49 were bought and resubdivided by the Los Angeles City School District as a single 4.4382-acre parcel (Tract 9976) for Overland Avenue Elementary School, which opened in February 1932. The remaining twenty homes were excluded when the Cheviot Hills Home Owners’ Association formed in 1963 “to cope with problems created by high-rise development at Century City” (i.e., traffic).

On August 19, 1932, the Los Angeles City School District would resubdivide the district’s portion of Tract 10440 as Tract 9976. The above drawing is from the district.
